How do I tour and see available homes now?

Availability changes frequently and only a small number of homes are typically available. See our Available Homes page for current homes, locations, pricing and features. How much do the homes cost and do I need a Realtor?

You do not need a Realtor as homes are sold directly. Prices do vary, so please click here to see what is currently available.

Are the homes furnished?

Yes. Homes currently offered at Canoe Bay Village are fully furnished, turnkey and ready to enjoy.

What is included in the monthly site fee?

All the sites are rented and lot rent includes water, sewer, garbage/recycling, private walkways, grounds maintenance, and parking. All of the utilities are new. Power is extra, and new high-speed fiber-optic internet is just $30/month. Monthly lot rents are based on the site location within the Village.

Is Canoe Bay Village part of Canoe Bay?

While part of the Canoe Bay property and under the same ownership, the Village is a separate entity. The grounds of Canoe Bay are available to Canoe Bay Village owners in accordance with Canoe Bay rules and regulations.

Can I stay overnight in homes in the Village before deciding?

If I own a unit, can I rent it out?

Canoe Bay Village is designed primarily for personal enjoyment rather than short-term rental investment. Airbnb-style short-term rentals are not permitted. Certain rental arrangements may be available subject to Village rules and agreements. Contact us for current details.

What about property taxes and HOA?

No property taxes are charged on the homes under the Canoe Bay Village ownership structure. There is also no HOA.

Can I change or remodel my home?

Interior changes are generally possible, subject to applicable rules. Exterior changes affecting appearance or color require prior Village approval, so the character of the community is preserved.

What about ATVs, snowmobiles and personal watercraft?

The Village is intentionally a quiet place, so these are not allowed to be used on the grounds.

How about children and pets?

Children are allowed for short visits. Owners may have approved household pets subject to Village rules. Pet restrictions apply on Canoe Bay resort property.

Can visitors come to our unit?

For owners, yes, within reason. The Village is not a place for a large reunion, so guests are limited at any one time. All guests must register as part of the Admission Agreement.

Can I fish, swim, canoe or kayak?

Yes. Owners can enjoy the Village lakes for quiet recreational activities subject to applicable rules and Wisconsin fishing requirements.

​

Who maintains the property?

Canoe Bay Village maintains the roads, pathways and grounds. Owners remain responsible for normal maintenance of their individual homes. Complimentary home checks are also available while owners are away.
