What is the Canoe Bay Village?
The Village is a new development of specially designed cottages on the western side of Canoe Bay's 300-acre property. These cottages are perfect for a very special getaway and can be purchased for personal use or to be used as part of Canoe Bay's rental pool, which means the owner has an opportunity to earn rental revenue when not occupying the unit. How do I see the Village Units?
All tours are by appointment only. No Drop-ins. Please email us for an appointment at sales@canoebay.com. The one exception is that you can stay in the Village...just make a reservation here.
How much do Cottages cost?
Prices do vary considerably based on the number of upgraded options included in the cottage. Please click here to see what is currently available.

What is included in Lot Rent?
The entire property has been redone and all of the utilities are new. All the sites are rented and lot rent includes water, sewer, garbage/recycling, private walkways, grounds maintenance, and parking. Power is extra and Internet is $30/month. Per month lot rents are based on site location within the Village.

Is the Village a part of Canoe Bay?
While part of the Canoe Bay property and under the same ownership, the Village is a separate entity. The grounds of Canoe Bay are available to Canoe Bay Village owners and rental guests in accordance with Canoe Bay rules and regulations. You can make a reservation to receive food delivery to your cottage from Canoe Bay as well as make dining room reservations for dinner (based on availability; dress code is casual elegance).
Can I stay overnight in Cottages in the Village?

If I own a unit, can I rent it out?
Yes, you can be a part of the Canoe Bay rental pool, which is the exclusive rental agent for all units. Sorry, no Airbnb, VRBO, etc. are allowed. No pets, no children in rentals.

What about property taxes?
By law, your cottage is not subject to property tax.
How many Cottages will be in the Village?
The Village is a very low density development. Set on over 100 acres with two private lakes, when complete approximately 90% of the property will remain wild with wetlands, lakes and wilderness.

Can I alter my Village Cottage?
No changes to the exterior of the cottage can be made which are not compatible with the existing ambiance and environment of Canoe Bay Village. Any significant change to the exterior appearance or color of the cottage shall require the prior written approval of Village Management. You may alter the interior, however, you cannot participate in the rental pool if your unit does not conform to the look rental guests expect. ​
What about ATV's, Snowmobiles and Personal Watercraft?
The Village is intentionally a quiet place so these are not allowed to be used on the grounds.
How about Children and Pets?
Consistent with Canoe Bay rules, Children are not allowed. For owners of cottages, one small, well-behaved pet is allowed, but the owners cottage cannot be a part of the rental pool and owners must clean up after their pet in outdoor areas. For rental guests, no pets are allowed. No pets, regardless if you own a cottage, are allowed on Canoe Bay grounds.

Can Visitors come to our unit?
For owners, absolutely within reason. The Village is not a place for a large reunion, so guests are limited at any one time. All guests must register as part of the Admission Agreement.
What about fishing in the lakes, swimming and canoeing or kayaking?
Yes, but please be careful. Fishing license is required.
What about smoking, fires and cooking out?
Smoking is not allowed on the property. The fire risk is very high in this area, so other than in designated areas, fires and cooking out are not allowed. No open flames. Please note that local fire towers look for smoke and the DNR is quick to pounce on violators...and they can be quite unpleasant, including fines.
Can I have my Cottage furnished?
Absolutely. Each cottage has a furnishing package option.
How are Cottages heated and cooled?
Heat comes from electric heaters, split systems and/or a fireplace. A/C comes from a high efficiency split system.
What about maintenance of my Cottage?
Other than routine items, your new cottage has little or no maintenance. The cottage is designed to be easy on you. The Canoe Bay staff performs routine checks on the units, providing owners with peace of mind. We do recommend re-coating the exterior of the unit with our stain every 3-5 years, but this is strictly optional and dependent on your location.
