What is Canoe Bay Village?

Canoe Bay Village exists because, after more than 30 years at Canoe Bay, one truth became clear:

many guests didn’t want to leave.  Canoe Bay Village is the answer. Set quietly along the western edge of Canoe Bay’s 300+ private acres, the Village offers a limited collection of architecturally designed cottages for those who want a place of their own without the work, complexity, or ongoing obligations of traditional cabin ownership. Everything is handled for you—no mowing, no snow removal, no HOA, no property taxes. You simply arrive, unlock the door, and settle into a place that already feels familiar.

How do I see the Village Units?

Visits to Canoe Bay Village are by appointment only.  Drop-ins are not allowed as the Village is designed to remain quiet and private for owners and guests. To schedule a visit, please email sales@canoebay.com and we will be happy too coordinate a tour time.  One exception: you may also experience the Village by reserving a stay in one of the cottages.  RESERVE A STAY HERE.

 

How much do Cottages cost?

Pricing varies based on location within the Village and the level of finishes and options included in each cottage.  Please click here to view current offerings. 

What is included in Lot Rent?

The Village infrastructure is entirely new, including all utilities and site improvements.  Monthly lot rent  includes water, sewer, garbage, private walkways, grounds maintenance, and parking.  Power is extra and new, high speed fiber optic internet is just $30 per month. Lot rents are based on site location within the Village.

Is the Village a part of Canoe Bay?

While part of the Canoe Bay property and under the same ownership, the Village is a separate entity. The grounds of Canoe Bay are available to Canoe Bay Village owners in accordance with Canoe Bay rules and regulations.  Owners may also arrange food delivery to their cottage from Canoe Bay and make dinner reservations in the dining room, based on availability. Dress code is casual elegance.

 

Can I stay overnight in Cottages in the Village?

If I own a unit, can I rent it out?

Canoe Bay Village is designed for personal enjoyment rather than short-term rentals. Owners use their homes as weekend retreats, vacation getaways, or simply a peaceful place to enjoy life. Airbnb-style rentals are not permitted.  While Canoe Bay does operate its own limited rental pool, access is very selective.  No pets are allowed in units in the rental pool.  Rental projections and historical performance data are not provided, as they can be misleading. Above all, the Village is about stress-free ownership and the pleasure of having a private getaway in a beautiful setting—not investment returns or rental income.

What about property taxes?

By law, the cottages at Canoe Bay Village are  not subject to property tax. 

 

How many Cottages will be in the Village?

Canoe Bay Village is intentionally low-density.  While the property spans over 200 acres and includes multiple private lakes, the vast majority of the land, approximately 90%, will remain wild with untouched wetlands, lakes and wilderness.   This is not about maximizing units.  It's about preserving space.

Can I alter my Village Cottage?

Exterior changes are not permitted unless they align with the established architectural character of Canoe Bay Village and receive prior written approval from Village management.  Interior modifications are allowed for cottages that are not part of the rental pool.

 

What about ATV's, Snowmobiles and Personal Watercraft?

The Village is intentionally a quiet place so these are not allowed to be used on the grounds.

 

What about Children and Pets?

Children are welcome for short visits. For owners of cottages not in the rental pool, one small, well-behaved dog is permitted, with the expectation that owners supervise their pet and clean up after them in outdoor areas. Requests for multiple dogs may be considered on a case-by-case basis. Indoor pets, such as cats, are also allowed provided the cottage is not part of the rental pool. Please note that pets and children are not permitted on Canoe Bay grounds, regardless of cottage ownership.

Can We Have Visitors?

Yes, within reason. The Village is not intended for large gatherings, so the number of guests at any one time is limited. All guests must register with Village management in accordance with the Admission Agreement.

 

Can we fish, swim or use canoes and kayaks?

Yes. A valid fishing license is required. Owners may use their own personal canoes and kayaks on the Canoe Bay Village lakes; however, personal canoes and kayaks are not permitted on Canoe Bay’s lake, as they are provided by the resort. As with any natural setting, we ask guests to enjoy the lakes thoughtfully and safely.

 

What are the rules regarding smoking, fires and outdoor cooking?

Smoking is not permitted anywhere on the property. Due to fire risk, open fires and outdoor cooking are allowed only in designated areas; all other open flames are prohibited. Local fire towers actively monitor for smoke, and violations may result in significant fines.

 

Can my Cottage be furnished?

Yes.  Each cottage offers a furnishings package designed specifically for the space, making ownership truly turnkey if desired. 

 

How are Cottages heated and cooled?

Cottages are heated through a combination of electric systems, high-efficiency split units, and/or a fireplace. Cooling is provided by a high-efficiency split system.

 

What about ongoing maintenance?

Other than routine items, your new cottage has little or no maintenance.  The cottages are designed to be easy on you. The Canoe Bay Village staff performs routine checks on the units, providing owners with peace of mind. We do recommend re-coating the exterior of the unit with our stain every 3-5 years, but this is optional and dependent on your location.
